What is your pet policy?
$500 pet fee, $25 per month pet rent, 2 pet max. Breed restrictions: Pit Bull (Staffordshire Terrier), Bull Terrier Rottweiler, Doberman, Dogo Argentino, Chowchow, Rottweiler, Presa Canario, any hybrid or mixed breed of one of the aforementioned breeds, plus exotic animals such as tarantulas, piranhas, reptiles (snakes, iguanas), ferrets, skunks, raccoons, squirrels, rabbits, birds (parrots, cockatiels, macaws).

Are the bedrooms carpeted?
They are from the 2nd floor and up!

What lease terms are offered here?
We offer anywhere between 12 months and16 month lease terms

What concierge services do you offer?
We have beautiful amenity spaces for you to enjoy on your own without any concierge service.

What is your parking policy? Do you have garages? If so, are they attached or do you have a parking garage?
Parking garage with reserved spots for $50 per month.

Do you have storage units available?
We sure do!

What is included in the rent price?
Your beautiful home!

What's the security deposit at your community?
$300 on approved credit

How long does a customer have to move in to an apartment? What are your current hold times?
We can hold your new home for up to 45 days!

Do you have furnished apartments?
No we don't, but we can put you in contact with a company that does!

What is the noise level like?
We haven't had any noise complaints as of now, but if there is ever a noise complaint, please call the office or you can call our courtesy officer after hours and let them know of the issue! We take noise complaints seriously and want you to be able to enjoy your home while at Modera Dallas Midtown.

Can I get a discounted rate if I sign a longer lease or pay for rent in advance?
No, but if you sign a longer lease term you lock in the current rental rate for a longer time.

What is the community culture like?
The community culture here is great. We love to show our residents that we care and hold monthly events to have residents meet their neighbors and forge new relationships.

Are there any construction projects scheduled in the community - upgrades, or setbacks to the common spaces? (We believe in honesty... even when it's not easy)
We are still under construction at this time and we do our best to make sure there is no noise that would affect the current residents that live here. The good news is we are almost done and all amenities will be open soon!

How are appliances set up?
All appliances are electric. You will set up your electric account and pay them directly.

What school district is this community in?
We are in Dallas ISD.

Who is the internet provider in the area?
AT&T and Uverse

How do I send and receive packages?
We use a company called Fetch; they are the UberEats of packages! You would create an account with them and put their address in for deliveries. Once you do that they will give you a text or email and schedule a time to drop off your package at your door. Amazing stuff.

What is your guest policy?
If you have guest that is going to stay with you for less then 5 days we will issue you a temporary fob for your apartment. You would need to send us an email of the person that is staying with you and then return the key once completed. We will have the key expire on the last day that you said they would be here.

Can I smoke in my apartment? If not, where can I?
We are a fully non-smoking community.

What are your amenity hours?
Our amenities are 24/7 except for the pool. The pool is open from 9 am - 10 pm daily.

How can I transfer to a new apartment?
You have to have completed half your lease term in your current apartment and be in good standings with rent. You would pay a $500 transfer fee and would need to show proof of income for the new rental amount and sign a new 1-year lease.
